Hopefully, you will find the mortgage offer for your client self-explanatory however we recommend reading the following notes in order to ensure a trouble-free funds release.
Confidence to proceed
There are only limited situations where will would withdraw a mortgage offer. Examples of this include:
- Where there is a material change to the facts and circumstances which happen after the date of the offer. This includes a change affecting the condition, value or title to the property or a change in the applicant’s circumstances which is likely to affect their ability to pay the loan; or
- The applicant has knowingly provided incomplete or inaccurate information to us during the mortgage application process; or
- The applicant has knowingly falsified or held back information provided to allow us to assess the affordability of the proposed mortgage.
Certificate of Title and Drawdown
Once a completion day has been confirmed, please return the Certificate of Title at the earliest opportunity (along with any documents relating to special conditions). Please note we require a minimum of 6 days between receipt of the Certificate of Title and funds release.
Loan Amount
It is common for the loan amount to differ from the amount requested by the applicant. Normally our completion fee is added to the loan so in this instance the fee amount will be retained by us prior to releasing the remainder to you.
In addition, as per our fee tariff, there is a funds release fee of £35.
